One way to maximize tax benefits when remodeling is to include the renovation budget in your mortgage loan. This allows you to take advantage of tax deductions available for home acquisition debt. To qualify, the loan must be secured by your home and used to buy, build, or substantially improve the property. By incorporating renovation costs into your mortgage, you ensure the loan qualifies for home acquisition indebtedness and may be eligible for an IRC Sec. 163 deduction.


However, keep in mind that the Tax Cuts and Jobs Act (TCJA) has set limits on deductible home acquisition debt. The maximum deduction applies to mortgage balances up to $750,000 for married couples filing jointly and $375,000 for married taxpayers filing separately, for loans taken after December 15, 2017.
